Troon Pacific is a San Francisco real estate advisory and development practice serving clients who are making significant decisions about distinguished residential properties — acquiring them, selling them, changing them, or simply understanding what they hold.

The Practice

What Troon Pacific is.

The firm began in 1999 as a residential developer, and spent twenty-five years taking a succession of distinguished San Francisco residences through the complete cycle — acquisition, entitlement, design, construction and sale — in the city's most demanding neighborhoods and approval environments.

That work established a standard. Troon Pacific residences were recognized under the USGBC's LEED for Homes program with seven LEED Platinum and one LEED Gold certifications, several among the highest-rated homes in the nation, and pioneered building-health practices — continuous air filtration, natural water filtration, biophilic design, natural and non-toxic materials — years before wellness entered the market's vocabulary. The firm continues to study and advance that discipline today under its registered mark, Urbane Wellness®.

Today the same firm practices as a private advisory: representing buyers and sellers, advising on development and redevelopment, evaluating estates, and placing a builder's knowledge at the service of clients rather than its own account.

Gregory R. Malin

An owner and builder by background, Gregory Malin brings the perspective of someone who has spent decades creating, evaluating and representing exceptional homes — as founder of the development firm whose projects defined Troon Pacific's standard, and as principal of the advisory practice it has become.

His training began in the least forgiving corner of the industry: as a court-appointed receiver and trustee for Bay Area Superior Courts, managing distressed properties under judicial supervision. Work of that kind leaves a permanent mark — an instinct for what an asset is genuinely worth, and an obligation to the client's interest that precedes every other consideration.

Licensed in California real estate since 1988, he has directed acquisition, entitlement, construction and sale personally on every Troon Pacific project — each of which began the same way: standing on a site and seeing what it could become. Throughout, he has worked with families and executives for whom confidentiality was never a request, merely an assumption.
