Buyer Representation

We help clients identify extraordinary opportunities that align with their long-term objectives — then subject each candidate property to the same underwriting a developer would apply before committing capital: market-value analysis, construction and systems assessment, entitlement review, and an honest view of resale liquidity.

Many of Northern California's most significant residences change hands without ever being marketed. Decades of relationships give our clients access to those quiet opportunities, and we conduct confidential inquiries on their behalf where their requirements warrant it. Where the analysis supports proceeding, we negotiate from a position of genuine knowledge. Where it does not, we say so plainly.

Seller Representation

We accept a select number of listings each year, and represent them the way we once represented our own properties — with sophisticated market-value analysis, positioning that speaks to the property's real story, confidential marketing, and negotiation that reaches the small number of qualified buyers who matter rather than relying solely on MLS distribution.

Where appropriate, dispositions are conducted entirely privately — sold without a listing ever existing. The objective in every case is the same: full value, on the seller's terms, with the seller's privacy intact.

Developer Advisory

Before a client purchases a property with ambitions to change it, we establish what is actually achievable: remodel potential, additions, zoning constraints, permitting pathways, and the property's highest and best use. This analysis — performed before purchase rather than discovered after — converts assumptions into underwriting, and it has saved clients from acquisitions whose plans could never have been approved. Because zoning and land-use law evolve continually, on matters requiring current legal or technical expertise we engage the right consultants on the client's behalf and manage that process end to end.

Owners also come to us directly, to redevelop, expand or reposition property they already hold. Having directed an in-house construction division and built to LEED Platinum and our Urbane Wellness® building-health standard — filtered air and water, biophilic design, natural materials — we bring a builder's realism to what a property can support, and a developer's vision for what it should become.

Estate Evaluation

Families holding significant residential property eventually face a structural question: hold, renovate, redevelop, sell — or acquire. Each path carries different economics, timelines and consequences, and the right answer is rarely obvious from inside the family.

We provide an independent, unhurried evaluation grounded in valuation, construction reality and entitlement fact — a basis on which a family can decide with confidence, whatever it decides.

Investment Advisory

An exceptional residence is also a significant asset, and deserves to be analyzed as one. We advise clients who view residential property through an investment lens — on acquisition basis, carrying costs, improvement economics, financing considerations and long-term positioning.

Development Consulting

Not every engagement requires representation. For clients who already own a significant property, are mid-project, or are working with another broker, we provide development consulting — entitlement strategy, feasibility review, construction quality assessment, contractor and architect selection, and second opinions before major commitments.

It is the same judgment we bring to full engagements, available exactly when and where it is needed.
